A conversion of a 1970s office building into a mixture of self-contained serviced studios and shared serviced apartments to provide a total of 139 rooms, for student use with ancillary recreational facilities and amenity space for occupants use.

The Baxter Gate gable is over clad with terracotta rainscreen cladding wrapping round for the stair bay on the rear elevation and one structural bay to the Lemyngton Street elevation with horizontal and vertical joints echoing the chequer board pattern mimicking face architecture and glazed coloured faience on the adjacent listed cinema Beacon Bingo. Vertical emphasis and articulation of Lemyngton Street and rear elevations is achieved by is achieved emphasising the existing pilasters by render panels brought forward of the existing face. The proposal uses a limited palette of materials namely terracotta rainscreen cladding, pigment render to the pilasters and retained brickwork to the window spandrel panels and ground storey plinth. The existing fenestration is to be replaced with colour coated frames.
